Hello everyone! My name is Vince Perri and I’m the Commercial Claims Advocate. I’m also a licensed and certified Public Adjuster (PA). For those of you who don’t know what that is, a PA is a person who represents policy holders, such homeowners, business owners and building owners, throughout the entire policy claim process.

For example, if you suffer a loss to your home, your business or your building, a PA can represent you as the policy holder to ensure that the insurance claim is paid according to what it’s supposed to be paid. In other words, to ensure that you get all the money you deserve to put your home or your business or your building back together again.

The Commercial Claims Advocate is all over the Internet and social media educating other PAs all over the country on how to best represent their policy owners the way they’re supposed to. That said, I will help teach you how to prepare for a natural disaster to your office or to your building and how to make sure that you have enough money to ensure your business is operational again as fast as possible. Natural disaster preparation

It’s no secret that a natural disaster can occur at any moment. Moreover, the damage such events can cause can be devastating. You need to prepare and make sure everything is in order before the disaster actually happens and before the loss occurs to your business or to your building. That said, there are three crucial steps you must take.

Step 1 - Make sure what your insurance policy covers and doesn't cover

This step involves going through your insurance policies to determine the coverage. For instance, if you’re a building owner, does your policy cover only the exterior of the building or the interior as well?

Furthermore, is it covered in case of a fire or a hurricane? In addition, is water damage covered? These things are essential to know before any loss occurs so that you’re absolutely sure that should such a loss ever occur, in the first place, you’ll have coverage for it.

Moreover, if you’re an office owner or a store owner who is leasing the place, you have to make sure that the insurance policy also covers not only the contents of your store/office and the possessions you own but also that it covers specific loss, such as tile flooring, walls, paint, cabinets etc. In any event, I strongly recommend that you give your agent a call and go over the insurance policy to ensure you have all the coverage that you need.

Step 2 - Keep good records and update them

Any and all records should be kept well and updated on, at least, a yearly basis. That includes records of any repairs that you must do to your business, office or building. For example, you’re having a roof leak and you call out someone to fix it, make sure you take a photo and that you keep the invoices and related documentation of the repairs.

That goes for all other repairs and you should always keep a receipt or proof of those repairs. Now, the main reason this is of vital importance is that in the event of a loss where you have to file an insurance claim, the insurance company can state that the damage is preexisting and that the damage has been ongoing for a long time, which you’ve neglected, by the way.

The records will prove that you were, indeed, maintaining your office or building properly and that the loss is, in fact, the result of a current disaster, which should, therefore, be covered by the insurance policy. Another thing you should do is keep photos of your office/building both in and out, and how it looks once a year. That way you can once again have proof that the damage, which was the result of a natural disaster, wasn’t there before.

Last but not least, keep all the records and your policies, including lease agreement, liability insurances and so on in the safe place. For instance, should you have to halt your business operations and you’re leasing out the space, you must show the insurance company proof that you can no longer pay the rent until your business is back on track.

Step 3 - Have prepared procedures in place

As a part of preparing for a natural disaster, you have to have the right procedures and the right people in place. For example, if you own a business or a building in Florida, and the hurricane is on its way, you’ll have to board up all the windows.

Moreover, if you have stuff outside, such as tables or chairs for a restaurant, you’ll have to carry all those things inside. This is important so you don’t panic when the natural disaster comes. Another reason this is important is that you’re actually making an effort to minimize any damage. For instance, installing hurricane-proof windows or setting up fire escapes can actually lower your insurance rates if you show this to your insurance company.

Getting the most money out of an insurance claim

If and when a natural disaster hits and your business or your building suffers any loss, you have to be prepared so that the insurance company will actually pay you the amount you deserve. I know most of you believe that it may not hit your business or building but believe me when I say, and I see this a lot and I see this more often than not, it will hit you eventually. In other words, hope for the best and prepare for the worst. Again, I’ll break this segment into three important steps you should take.
